How this site handles your information.

What you give us

Enquiries. When you send an enquiry through this site we receive your name, email address, your message, and — where you choose to provide them — your phone number, budget, areas of interest, timeline, and whether you are buying or selling. All of it is optional except a name, an email address and a message, and you decide how much of the rest to tell us.

Saved-search alerts. If you ask to be told when new listings match a search, we store your email address alongside the search criteria you chose and a label describing it. Every alert email carries a one-click unsubscribe link that works without signing in to anything.

What stays on your device

Three things never leave the browser you are using, and we cannot see any of them:

Your saved residences. Kept in your browser’s local storage as a list of listing numbers. There is no account behind it. Clearing your browser data erases the list, and we have no copy to restore.

Your approximate location. Used only to sort homes by distance from you. We ask your browser for it only when you press a button that needs it — never on page load — and the result is cached in your browser for a day. Your coordinates are not transmitted to us or to anyone else; the sorting happens inside your browser.

A listing-view identifier. A random identifier stored in your browser, described in the section on MLS® listing content below. It is not linked to your name, email, or enquiry.

Why we collect it

To reply to you, to answer questions about specific properties, to send the listing alerts you asked for, and to keep records of our own communications as a registrant is required to. That is the whole list. We do not build advertising profiles, we do not sell or rent personal information, and we do not share it with other brokerages or lead brokers.

We rely on your consent, which you give by submitting a form. You can withdraw it at any time by writing to the address at the bottom of this page, subject to any records we are required to keep by law or by our regulator.

Who else touches it

We use a small number of service providers to run this site. They process information on our instructions, for us, and for no purpose of their own:

• Supabase — the database that stores enquiries and alert subscriptions.
• Vercel — hosting for this website and for the services behind it.
• Google — we send our email through Gmail, so a reply we send you passes through Google’s systems, as email always does.
• Anthropic — we use an AI assistant to help prepare draft replies to enquiries. Your enquiry may be sent to that service to produce a draft. A person reviews and approves every message before it is sent to you; nothing drafted this way reaches you unread. Anthropic does not use this content to train its models.
• OpenFreeMap — supplies the map tiles. Loading a map means your device requests images from them, so they see your IP address, as with any image on any website.

Some of these providers operate outside Canada, which means your information may be stored or processed in another country and may be accessible to that country’s courts and authorities. We will also disclose information where the law requires it, or to our brokerage and its regulator where our professional obligations require it.

Google user data

This site’s software sends email from our own business mailbox using Google’s Gmail API. The only permission it holds is the ability to send mail as that account. It cannot read, search, download, delete, or otherwise access the contents of any mailbox — ours or yours — and it does not store mailbox contents anywhere.

Our use of information received from Google APIs adheres to the Google API Services User Data Policy, including its Limited Use requirements. We do not transfer that data to others except as necessary to provide or improve this service, to comply with applicable law, or as part of a merger or acquisition; we do not use it for advertising; and we do not allow humans to read it except with your explicit consent, where necessary for security or to comply with applicable law, or where the data has been aggregated and anonymized.

Email we send you

We email you for one of two reasons: you asked us something and we are replying, or you subscribed to listing alerts. Every alert carries a one-click unsubscribe link, and you can stop any of it by replying with the word “unsubscribe”. Our messages identify us and give a way to reach us, as Canada’s Anti-Spam Legislation requires.

MLS® listing content

Listing information on this site comes from the Canadian Real Estate Association’s Data Distribution Facility (DDF®). As a condition of receiving that feed, we are required to report listing views to CREA’s analytics service. When you view a listing, your browser sends CREA the listing number and a random identifier stored in your browser. That identifier is generated on your device, contains no personal information, and is never joined to your name, email, or enquiry. Clearing your browser data replaces it.

How long we keep it

We keep enquiries for as long as we may reasonably need them to serve you and to meet the record-keeping obligations that apply to a registrant and a brokerage — under Ontario’s real estate rules, that is generally at least six years. Alert subscriptions live until you unsubscribe, after which we retain only what is needed to honour the opt-out.

Keeping it safe

Information is transmitted over encrypted connections and stored in access-controlled systems. The enquiry and alert forms are write-only from the public website: a visitor’s browser can submit an entry but cannot read anyone’s entries back, and the records are readable only by authorized staff. No system is perfectly secure, and we do not claim otherwise.

Your rights

You may ask what personal information we hold about you, ask for a copy, ask us to correct it, or ask us to delete it. Write to us at the address below and we will respond within thirty days. If you are not satisfied with our answer, you may bring a complaint to the Office of the Privacy Commissioner of Canada.

Children

This site is meant for adults buying and selling real property. We do not knowingly collect personal information from children.

Changes

If this policy changes, the revised version will be posted here with a new date at the top. Material changes to how we use information already collected will not be applied retroactively without consent.
